This is a full NFPA 211 Level 1 inspection, not a five-minute look up the chimney with a torch. Here is exactly what a technician does on site and what you receive afterwards.

Video camera flue scan

A camera goes up the flue so you see the liner condition on a screen rather than taking a technician's word for it. Cracked tiles, gaps at the joints, and glazed creosote all show up clearly.

Written safety report

Creosote grade, damper and firebox condition, crown and cap notes, and photographs, issued the same day and formatted so an insurer, landlord or buyer's attorney can read it.

Code and NFPA references

Anything flagged is tied to NFPA 211 or New Jersey code rather than a vague warning, so you can verify it independently before spending a dollar.

A sharp, tarry smell in warm weather

Creosote off-gassing when humidity rises means enough deposit has built up to matter. Stage 2 and 3 creosote is what turns an ordinary fire into a chimney fire.

Smoke pushing back into the room

Spillage is usually a draft or blockage problem, a collapsed liner, a nest, or a cap that has rusted shut. All three are visible on a camera pass in minutes.

White staining or crumbling mortar outside

Efflorescence and spalling brick mean water is moving through the masonry. New Jersey freeze-thaw cycles turn a hairline crack into a rebuild over two or three winters.

None of these guarantee a problem, and none of them guarantee safety either, which is the entire reason the inspection is free. Finding out costs you nothing.

No. If the flue is sound you will be told it is sound. When something does need doing you get photographs of the defect, the relevant code or NFPA reference, and a firm written price, then you decide in your own time. Nothing is ever started without written approval.
Usually yes. Chimneys on lightly used fireplaces still collect nesting material, suffer freeze-thaw cracking on the crown, and lose mortar at the joints. Animal blockages and deteriorated liners are the two problems we most often find in chimneys the owner assumed were fine because they were unused.
It does. Gas and oil flues corrode from acidic condensate rather than creosote, and a blocked or unlined flue on a gas appliance is a carbon monoxide risk rather than a fire risk. Both get the same camera pass and written report.
Tell us in the notes. A property transaction normally needs a Level 2 inspection with full documentation rather than a Level 1, so we will quote that separately and honestly, but the initial visit and assessment are still free.
